Laughter, positive thinking, recreation and playing a role in family life are key to leading a healthy and happy life, said J.N. Sharma, author of “How to age gracefully and be happy”, a book released here on Monday evening.
Former Jammu and Kashmir governor Jagmohan realeased the 100-page book at the India International Centre, and the large audience, comprising many elderly, cracked jokes, proving that they were still young at heart.
“We cannot ignore the reality that with age often come illness, frailty and diminished energy. But if we nurture a positive life-affirming attitude, life can have pleasure and rewards at any age,” said Sharma, a retired bureaucrat.
It has been estimated that by 2011, there would be over 30 million Indians in the age group of 65 and above. “Today, quite a number of people of this age are fit and active,” he said.
“Negative thinking kills one early. The secret to live long is to be happy,” Sharma, member secretary of a voluntary organisation Citizenship Development Society, said.
Narrating his personal experience, Jagmohan said that while he was in Jammu and Kashmir, he had banned government doctors from private practice and was told that the medical fraternity were discussing how he might fall ill and need a doctor.
“But I didn't give the doctors a chance. I walk every morning and eat less. This is the best way to lead a healthy and productive life,” he said.
M.M. Sabharwal, president emeritus, Helpage India, an organisation that works for the elderly, said that though life span had doubled, the joint family system had broken down and families were now finding it tough to look after the elderly.
“They are ignored as they don't have any money so they feel emotionally insecure and battle loneliness,” he said, adding that all this leads to anxiety and depression.
“This stress is injurious to health and leads to blood pressure, high pulse rate and cardiac problems. And the answer is laugher. One should have a sense of humour,” he stressed.
“Please laugh. It not only elevates you, but releases a hormone that results in a sense of well-being. So remove stress. Don't be a pessimist. Be an optimist. Happiness can be found in oneself,” said Sabharwal.

Many people are worried about the impending recession and the increase in prices. It's understandable that people are more in debt than ever and aren't sure how they are going to get out of it. For these type of people, there are special grants called Debt Relief Grants and they are specifically for helping those that are wading in debt for different reasons. This grant is usually awarded by associations or even private foundations and is to help the person get back on his or her feet.
Although most people think of small businesses when they think of grants, there are numerous types of grants which are designed to help people which are dealing with financial difficulties for many different reasons. The truth is that when you take a closer look at why people are so badly in debt, you will find that they've had to spend their savings on huge medical bills because they didn't have insurance, they've been forced to pay for repairs which occurred during a natural disaster or some other type of problem.
There are special grants for small businesses in order to help them succeed rather than failing. Sometimes businesses need an amount of money that is simply not available for them in order to succeed and these grants can really help with that problem. Outline of a Grant Proposal
Typically, grant proposals include several different things. One of them is the reason for the proposal, or the reason that the individual or organization is in debt so badly. This will give the grantor the information that he or she needs to determine whether the applicant should be awarded the grant.
Including an objective in the grant proposal tells the grantor what the money will be used for. Many times, they are looking for the individual to state how the money will help them in the long run to avoid more debt and to better their financial situation. The outline should also contain an actual dollar amount in order for the association delivering the grants to determine what the needs are versus what the applicant is asking for.
Of course, the grant proposal should be very neat and clear as far as needs and information. It should be free of grammatical errors and typographical errors as well. The main goal is to clearly convey to the grantor what the problem is and how you intend to fix it if you are awarded the grant. There are many criteria that should be met by the individual in order for him or her to actually receive the grant. There are terms for some grants including where you live, what gender you are as well as what nationality you are. The Boston College Eagles had a strange season during the 07/08 college basketball season. In a year where hot shot guard Tyrese Rice had an all world season, the Eagles could not find enough firepower to go with him to succeed. The result was a disappointing 14-17 record and an 11th place finish in the powerful ACC.
The good news for 2009 is that Tyrese Rice is back, and the depth on the team is much better than in previous seasons. Will this put Boston College back on track for twenty wins? Probably not. Is it possible that Boston College can get back into the NCAA tournament? It certainly could happen if everything falls into place.
Boston College Eagles 2009 Backcourt Review
Tyrese Rice was expected to carry the offensive load for the Eagles in 08 and it truly hurt his game. When you are the primary scoring source, you are generally going to force your game. The guards for Boston College are much more experienced this season, and there should be some new options to take some of this pressure off of Rice. For his part, Rice should see an increase in every category as he has a better supporting cast. Rice was all world in 08 averaging over 20 points a game, and playing suffocating defense on the other team's best guards. Expect Tyrese Rice to be dominate again this season.
At the point, sophomore Biko Paris must learn to protect the basketball. After a year in which Paris showed promise at the point guard position, he should be significantly more comfortable this season.
Slasher Rakim Sanders will look to build on a solid campaign in 09 by learning to play under control. The kid looked unstoppable at times in 08, and should be able to take some heat off of Rice in the Eagle's backcourt. Sanders can also slide down and play small forward in a pinch.
A pair of freshmen will also strengthen Boston College's backcourt in 2008. Dallas Elmore and Reggie Jackson will be contributing right out of the gate with Elmore in particular showing promise.
Boston College Eagles 2009 Frontcourt Review
Joe Trapani has transferred to the Eagles via Vermont college and the Eagles are thrilled with his potential. The strong bodied Trapani is very adept around the basket and has good size as well at 6-8. This infusion of talent will help offset the loss of transfer Shamari Spears who left for Charlotte.
Josh Southern is one of the wild cards that will determine the Eagles success or failure in 2009. This 6-10 sophomore showed fantastic promise in his freshman season and should help to open up the perimeter game for Rice and others. Southern can be as good as he chooses to be, and the Boston College Eagles expect that he will be great.
The other wild card in the frontcourt will be sophomore Corey Raji. Raji is accurate, and handles himself well under the basket. He plays larger than his 6-6 frame, and he will need to against the larger ACC teams such as Carolina.
Newcomer Dallas Elmore will help in the long term, but it will take some time for him to acclimate himself. A long limbed, run the court, finish hard type player, Elmore will gradually work his way into big minutes with the Eagles.
Evan Ravenel is a wide body that the Eagles desperately need in the middle of the paint. Ravenel has soft hands, and can bang with the best of them when he has his head on straight. Expect Ravenel to get big minutes against the larger teams in the ACC.
Finally, junior Tyler Roche is a sharpshooter that will see spot duty depending on the progress of Elmore and Raji. Roche is a great shooter, and should be great offense off the bench.
Boston College Eagles Overview and Intangibles
Coach Al Skinner is hoping that the Eagles can make some serious progress in 2009. Certainly an NCAA bid is the goal, though that may be a bit lofty for the Eagles in 09. Expect a solid 17 win season with a berth in the NIT for Boston College. The future looks bright though, for the Eagles lose only Rice after this season.

What is Transfer of Training?
Transfer of training is what occurs when an individual puts newly acquired knowledge into application. It is also the most important, yet least achieved, goal of any workplace training solution. This concept is also commonly referred to as Transfer of Learning.
Why is Transfer of Training Important?
Training in the workplace is a means of achieving performance goals through education and training that is targeted at improving performance on job tasks. In order to achieve success with a particular training solution, the participants must demonstrate improved performance on the job. There are many variables that affect training effectiveness, but the one that yields the greatest power is also most often overlooked. This variable is the extent to which the individual participants apply the knowledge or skills that they acquired during the training to job performance. When thinking in terms of return-on-investment, the ideal world would realize identifiable performance improvements through increased sales, decreased errors, increased customer satisfaction, etc. as a result of every training dollar spent developing the skills of individual employees.
The hard reality in the world of business is that training is often, wholly or partly, unsuccessful. As a result, training and education becomes an after-thought and less resources are made available for these purposes. In turn, this leads to poorly skilled employees who perform at low levels, lack motivation and promote negative attitudes towards the continued learning that delivers the knowledge and skill necessary for job satisfaction.
Transfer of training is the key to maximizing the effectiveness of workplace training solutions. One day over the summer, my husband picked up his mail and found a letter from a collections agency demanding a payment for a $145 past due bill. He was perplexed, since he's fanatical about keeping current on all of his bills and didn't remember owing anyone $145. Then he looked closely at the letter and saw that it was sent on behalf of LVNV Funding. My husband didn't recognize LVNV Funding as a company he'd done business with before, so he consulted the Internet to see what kind of business LVNV Funding is. Before too long, he got a clue as to what was happening. LVNV Funding is a “junk debt buyer” and they were trying to get him back on the hook for mistakes he had made in his past.
Junk debt is basically debt that has gone past its statute of limitations, was charged off in a bankrupcty, or has otherwise been settled. There was a time when most creditors didn't bother to try to collect on junk debt because they figured it wasn't worth the effort. But then someone got the bright idea that money could be made from old, out of statute debts and people who were once in bad credit hell and were trying not to go back. Junk debt buyers learned that they could get enough people recovering from having bad credit to pay up and voila, a hot new industry was born.
LVNV Funding is owned by a larger company that buys “junk debt” portfolios for pennies on the dollar. These outfits then try to collect on old debts that have already been settled. They send letters, make phone calls, and otherwise try to scare people into making even one payment. Just one payment is enough to re-age old debts so that they can legally be collected. And again, these debts are purchased for just pennies on the dollar. If the junk debt buyer gets even one small payment, that's often enough to recoup their losses and make a handsome profit.
Back in 1997, my husband and his ex wife went through a Chapter 7 bankruptcy. Since that time, he's worked hard to restore his credit. Nine years after his money problems, he's almost in the clear. Now, it seems that junk debt buyers like LVNV Funding are coming out of the woodwork. So far, no one has tried to make him pay an old debt that he had otherwise settled. Instead, he's gotten demands for bogus debts that he doesn't owe from companies with which he has never done business. My husband has never done business with MCI, yet they are supposedly the ones looking to be paid. The junk debt buyers are hoping he'll be cowed into paying as a means of preserving his newly restored credit rating. But luckily, my husband knows that paying those junk debts is the last thing he should do.
What should victims of junk debt buyers do?
My husband did his homework when he started getting bogus demands for money he didn't owe. Although it was tempting for him to call the collections agency whenever he got letters from them, he refrained from actually doing so. That was a smart move. Calling the collections agency would open him up to negotiation and/or acknowledging that he actually owed the money. Instead, he chose to write letters to the agencies, making it clear that he knew his rights under the Fair Credit Reporting Act and the Fair Debt Collection Practices Act . He asked the agencies to prove that he owed the debts and that they were the original creditor. He gave them 30 days to come up with the proof. My husband wrote in his letter that if the agency was unable to provide proof that he legitimately owed the debt, he would consider the matter closed. He also made it clear that he would be watching his credit report closely and if any bogus charges showed up, he would be suing the agencies in small claims court. He sent the letter to the agencies via certified, registered mail.
Unfortunately, those junk debt buyers can be very tenacious. A few months ago, my husband asked a collections agency for validation when he found a negative entry on his credit report for a bogus debt of $450. The agency couldn't validate the debt, so it supposedly removed the record from his credit report. He took another look at the letter he got from the first collections agency and found that the client on that debt was also owned by LVNV Funding, which also apparently owns a lot of collections agencies.
If you get a collections letter for a bogus debt, do not automatically pay it. Junk debt buyers are looking for people who will pay. If you pay them once to make them go away, they figure you'll pay again and they'll come back for more money. It's best to send a strongly worded letter demanding proof that you owe the debt. Make it very clear in your letter that you are not acknowledging that you owe them money; you just want proof that the debt is legitimate. Also make it clear that you know your rights under the Fair Credit Reporting Act and the Fair Debt Collection Practices Act. Do not call the agency. If you call the collections agency, they will have access to your phone number and you better believe they'll use it to harrass you! Also, when you talk on the phone, you're more likely to get emotional and that will make things worse. You might find yourself admitting that you owe the junk debt buyers money, even if you don't. Or, you might get angry, especially if the junk debt buyers resort to threats or profanity to try to get you to pay. Send a firm but businesslike letter, and make sure you make them sign for it. That way, the collections agency can't say that they never received any communication from you.
Junk debt buyers prey on people who are uneducated about their rights under the law. Don't be a victim.
What happens next?
In my husband's case, the collections agencies have removed the bogus debts from his credit report and we haven't heard from them since. Although companies like LVNV certainly have enough money to go to court over bogus debts, they are in the business of making money. Going to court over a bogus debt would cost them more money than they would gain if they actually succeeded in getting my husband to pay them. LVNV has not been able to provide proof that my husband owes them anything and my husband made it very clear that he would sue them if they didn't prove that he owed them and negatively marked his credit. Evidently, they took him at his word… at least for now.
Avoiding junk debt buyers
The best way to avoid having to deal with junk debt buyers is to avoid having bad credit. I know that it's not always possible to avoid bad credit hell. A person can end up in dire financial straits simply through a bad turn of events. But it's best to try to keep your credit clean by paying your bills on time and in full, or working with your creditors if you're unable to stay current on your bills. Try not to let anyone put a negative entry in your credit file if you can help it. If you do end up having bad credit, make sure you know your rights under the Fair Credit Reporting Act and keep a close eye on the companies with which you do business.
It's too bad that junk debt buyers are allowed to exist. As long as they do exist, however, you can take measures to protect yourself against their tactics to squeeze you for money you don't owe. Lead generation is probably the single most important aspect of being in outside sales. If you are unable to generate your own leads, it doesn't matter how good your training is, or how great you are at sales, because you aren't going to have anyone to sell to. The problem however is that many sales professionals become complacent with lead generation, especially within offices that have an appointment setter. Regardless of the situation within the office, you as a sales professional should always be focused on developing 'your' business. By communicating with your own contacts, you are better able to develop rapport and will ensure that you have much more qualified leads than you would if you were to rely on someone else to set those appointments for you.
Another important aspect of generating your own leads is that when you set your own appointments, you are the one that ultimately has control over your schedule. If you want to work 8-4 three days a week, then you need to set your own appointments so that you have 6 appointments early in the morning. By setting your own appointments you gain full control over your day, including the distance that you travel between your stops.
There are a variety of means of developing leads. The majority of the lead generation can be done easily through the calling of current customers that have one product but not another. While these customers already have trust in our company and are typically easier to sell a complimentary product, calling these lists mean that you have less opportunity at each stop then you would with someone that isn't a customer of ours at all. It is because of this that you should consider these lists only to fill small gaps within your schedule.
I will discuss with a little more detail the means by which we typically generate our leads in the following sections. Just keep in mind that a lead can be for any product and can come from any of numerous different sources. A lead is simply a sales call with opportunity. In other words, if you go knocking on doors to attempt to sell something on the spot, that isn't a lead, but if you were to knock on doors to set up appointments for later inspections, that would now be a lead. Let me go into more detail into the process of generating these leads and ensuring that they are going to be quality leads, so that you can make the most of each appointment that you set.

Even before The National Bureau of Economic Research (NBER) made the recession official, debt consolidation and law-firms specializing in foreclosures were booming with activity during the economic downswing of 2007. Another industry has emerged in a powerful way in the form of Loan Modification specialists. Mainstream commercials, Google ads, email spam, and even job listings are porous with talk of the fastest growing industry within the financial market.
~How loan modifications work.
As defined by the U.S. Department of Housing and Urban Development, loan modification “is a permanent change in one or more of the terms of a mortgagor's loan, allows the loan to be reinstated, and results in a payment the mortgagor can afford.”
Meaning when a homeowner is late on payments, they may apply for a loan modification which will bring them into a payment more affordable and roll up any costs or overdue payments into the new principal balance.

Unfortunately, the bulk of the blame of the current housing market crisis can be laid squarely on the shoulders of predatory lenders who knowingly put homeowners into loans they could not afford. After a couple years passed many homeowners found their payments went from an affordable $2000 a month to $3000+ once their adjustable rates began fluctuating.
If you find legal legal violations within your mortgage, 99% of the time your lender will bend over backwards to offer you a loan modification to avoid lawsuits. Have an attorney look over your mortgage, it may save you thousands of dollars and months of angst.
~Big promises from former lenders now working on loan modifications.
Many mortgage lenders lost their jobs during the meltdown in the past couple of years, but alot of them are now jumping ship to the loan modification business. Craigslist and HotJob.com ads looking to hire Loan Modification Specialists are begging for former mortgage brokers to come work for them now. Essentially asking the same people who made the mess, to come clean it up. Making big money both times.
Alot of these overnight loan modification businesses make big promises such as trimming down 2nd mortgages to 10-20 cents on the dollar. Don't be fooled, opportunities like that are very rare and are often used to suck in new business. Hope and change at it's best, huh?

Loan modifications are offered by the lenders for free as a service to those that are deserving. Unfortunately, some loan modification specialists see this as an opportunity to cash in on John Q Public. Our society encourages debt, it really does. How so? Simply put, we are encouraged to borrow money, to live beyond our means, to gratify ourselves now so that we can have it all and be happy. But are we happy being in debt? Do we truly get gratification from spending now and paying more money in interest later? The answer to these questions are yes, we indeed have been brainwashed into living a life in debt, and it’s high time you realized this so that you can start taking steps today to get yourself out of debt once and for all, and live a life without all the stress and actually be truly happy, not caught up into the illusion of the short term gratification of material things.

Make the short term sacrifice to strategically lower your bills, consolidate them into an affordable monthly payment, pay off all your debt, and then start a new smarter life by saving your money and buying things that you want and paying for them without having to borrow money.
You can’t imagine how much better your life will be if only you would start doing this. Your stress levels would go down a great deal, and you would free yourself from debt once and for all, not only in terms of your finances, but also in terms of your mind. Free yourself of debt and free yourself of the brainwashing of debt once and for all.
There are many ways you can get yourself out of debt and fix your credit, the first step is to evaluate your options and then take some action and get started.
